I will guarantee that I will do everything possible to sell your property in the least amount of time at the best possible price. In order to gain your confidence that I will help you achieve your goal of getting your property sold, I will be committing myself to completing the most important aspects of the Ultima Real Estate marketing plan:

1. I will submit your property to the Multiple Listing Service
2. I will submit copies of your listing to our company sales staff for their waiting buyers.
3. I will promote your property at the Real Estate Board meeting for maximum exposure to the other agents in the area.
4. I will add your property to multiple website's on the internet including my personal site.
5. I will send multiple emails about your property.
6. I will develop a list of features and benefits of your property, for the cooperating agents to use with their potential buyers. I will deliver copies of these property brochures to you at that time.
7. I will mail a minimum of 100 letters to the surrounding area.
8. I will contact by telephone 500 people in the surrounding area.
9. I will add additional exposure through a professional sign and lock box on your property.
10. I will set up a marketing schedule for advertising (including flyers and handouts).
11. I will have cooperating brokers from your area tour your property.
12. I will deliver flyers describing your property to cooperating agents at the top local real estate offices.

13. I will deliver a copy of your multiple listing for your approval, also copies of all marketing materials and flyers that have been published and distributed. (Upon request.)
14. I will continuously update you as to any changes you might want to make in your property to make it more marketable to the potential buyer.
15. I will provide, on an on-going basis, to cooperating brokers a list of the features and benefits of your property.
16. I will follow-up on all salespeople that have shown your property for their feedback.
17. I will pre-qualify when possible all prospective buyers.
18. I will make you completely aware of all of the various methods of financing that your buyer might want to use.
19. I will represent you upon presentation of all contracts by the cooperating brokers and help in negotiating the best possible price and terms for you.
20. I will assist you in arranging interim financing if necessary.
21. I will handle follow-up and keep you informed of the progress after the contract has been accepted.
22. I will deliver your check to you at closing!
